Condensation is one of the most common dampness related complaints, particularly in residential properties and during the colder winter months. Common symptoms include the appearance of water droplets, peeling wallpaper, black spot mould or even just a 'fusty' odour. Fortunately there are a number of ways to deal with this type of problem, ranging from simple self-help tips to whole house ventilation systems.

What causes condensation?
Condensation occurs when warm air meets a cold surface. Warm air holds more moisture than cold and as the air cools down it can no longer hold its burden of water vapour.
This form of dampness is often caused by insufficient ventilation and/or excessive moisture being created by the occupier.Both old and new buildings can be affected, however it appears to be especially prevalent in buildings that have been modernised, as increased heat efficiency via double glazing, cavity wall insulation etc. can inadvertently result in reduced ventilation, trapping excessive amounts of internal moisture within the property which then gathers on various surfaces.

What problems are caused by condensation?
Problems associated with condensation can from minor frustrations such as continually wiping down surfaces or staining of decor, to more serious issues if left unresolved over a long period. For example, when condensation occurs in roof spaces or in the space beneath a suspended timber floor, it can be detrimental to the timbers, andblack spot fungus spores may also contribute to respiratory health problems.
