Dealing with Dry Rot

Dry rot is the most serious form of fungal decay found in properties. It can attack almost any surface, spreading rapidly and, if left untreated, may lead to serious structural instability. Acting quickly is essential to minimise damage.

If you suspect an outbreak of dry rot, don’t delay! Our specialist surveyors are experts in identifying and treating fungal decay, providing tailored solutions and long term guarantees for your complete peace of mind.

How Does Dry Rot Occur?

Dry Rot Fungus (Serpula lacrymans) is typically triggered when excessive moisture from leaks, water ingress, or poor ventilation, begins to dry out. This creates the ideal conditions for the fungus to thrive and spread quickly via fine threads called mycelium, breaking down structural fibres and leaving wood weak and crumbly.

If detected early and the moisture source is addressed, professional treatment may save affected timber and surfaces, but well-established outbreaks may require replacement of timbers and wall plaster, alongside the application of biocide treatments.

Spotting Dry Rot Early

Detecting dry rot early can save time, money, and stress. Indicators to watch for include:

  • Musty, fungal odour

  • Crumbling or brittle timber

  • Grey or white fungal strands on timber, often resembling cobwebs

  • Orange-red spore dust, similar to brick dust

  • Mycelium growth, cotton-wool or cloud-like in appearance

  • Fruiting bodies (sporophores), which can vary in shape but typically have a deep orange/red centre with lighter edges

Dry rot can vary greatly in appearance, so if you notice any of these signs, it’s important to arrange a specialist inspection as soon as possible.
